I am working as a sales executive in the real estate sector for 6 months I experience a lot & gained knowledge.
So today I am sharing my experience that how real estate investor makes money for themselves, Virar and Nallasopara both are classy and affordable Place (outskirt of Mumbai).
In Nallasopara new construction properties which have 1Bhk their starting price is 27.5 Lakhs (36K $) although it doesn't have that much space and vibrant people don't even buy those flats because it is to inn.
The average people whom I met want 1Bhk between 20-25 Lakhs (33K$) near station 442 sq.ft, They all wish to have 1Bhk near station developers sell newly constructed property in 27.5 Lakhs (36K$) or 32 Lakhs (42K$) and only 1% buys flat. I experience my life's costliest Property in Virar west when I saw Brooklyn Park's Sample Flat I made a video and took a selfie 🤳 the property in virar and nallasopara are so expensive I think Nallasopara and virar are so cheap when I was not working in the real estate sector, I met hundreds of people every day I introduce my project to them, at last, they say no. Don't want to buy or I don't have an interest in properties.

Starts from 32 Lakhs 42K$ 1Bhk
But there is a man who sells a minimum of 8 Properties every month I am just a beginner in front of him The man who sells flats are so kind I asked them how they sell property very fast he Replied " Because I make mistakes and I won't repeat my mistakes & I always try to make the network as many as possible" and I felt that he is 10 Times experienced than me & have 100% Knowledge of what they are working for,
I just know the price, Area, and Payment scheme that's it and I am in the field of Marketing B2B, I go to a small shop and say would you like to invest in my Project which has Good connectivity & You see a Panoramic view from Balcony,
After putting in that much effort I realise my trick was very old and at the end of my first month, I sell my 1st 2Bhk apartment which is worth 42 Lakhs (56K$) I am so happy I sell my life's 1st Apartment my boss appreciate my work and it feels like I did something very good in my life.
How does real estate investing make People rich?
I met two types of people the 1 who have money to invest or 2nd are those who don't have money to invest I wonder the man whom I sell a 2Bhk apartment buys another 1Bhk apartment in My project when I knew his background I find he is a Millionaire he has lands in U.P and Maharashtra and has multiple Factories in the States of India 🇮🇳
Millionaires buy flats / Apartment and earn rent from them this helps them to make recurring income and cash flow,
And most of buy flat make them good with the renovation and sell when price Goes up,
Investors buy flats in bulk like 10-15 flats for just earning rent through those flats and if they think it's the right time to sell flats they sell them.
Why does Marketing Strategy fail in Real estate?
I am constantly posting on social media and after one month I don't even have any visits working in real estate as a sales executive I know the mentality of rich people and poor people,
And I know that if somebody makes plans for investment in real estate they will find 🔍 best property on their own and if he/she can't find one they'll come to a broker or property consultant to invest and for that, I need to make a Network of people who were willing to invest millions I genuinely feel this I have to build my Network out of my family and friends
Flipping flats are good or bad as an investment?
It's a common day I sat in my office and one investor come to me and says he want a flat his budget is around 35 Lakhs ($44K) and I inform my boss he says to tell them we WhatsApp your property details and then he leaves office I remember that person he buys one flat in last week and now he again comes to us for a property I excitedly ask my colleague how he buys 2 Property that fasts he says when I met he is a millionaire investor he buys properties & sells when rates are high and buy when the rate drops, investing is not that much simple I learn investor buys old property & make it look good investor spent on interior & exterior and then he sells investor earns 2 lakhs rupees minimum on every property
Buying old property reconstructing it and then selling it off that is the common way of earning in real estate.
Virar is very expensive compared to nallasopara but when I went to a project to see show flat than I am shocked that 1Bhk flat in nallasopara cost 41 Lakhs and the structures the design is so adorable I never thought that nallasopara is that much expensive. I enjoyed that show flat it's a 23 store with podium parking
Virar has various branded projects which are under construction like Poonam vista, Bachraj life space, Yk&sons, Shripal Shanti, Brooklyn park, Amavi, and faith residency all these projects are very expensive.
Most of us think that real estate investment is very risky & it takes a big amount but when you know how to grab the property at a reasonable price you'll make millions. most millionaires are from real estate & I met the city's largest landowner who makes their projects on 16 acres
I heard that the person who has 4 Flats lived in a simple common house and earn rent from 4 Flats and again he saves money to buy another renting property
Meaning:- Investors make millions who have land and property and are very rich but no one like to look rich 🤑
Real investors don't drive fancy cars or don't wear fancy clothes they just pull their sportscar on any special occasion like birthdays and parties.
